San Antonio Real Producers

Having a business model that focuses on fewer transactions but with the highest average price requires precision and exemplary client service. To some, this approach may seem limiting, but for Jason Glast and his team, the result has been record-setting.

Originally from Dallas, Jason grew up with the understanding that hard work and respect would be expected of him. His parents instilled in him the value of a strong work ethic and an education, the combination of which would lead to a fulfilling life. By the time he turned 32, Jason had already had three careers in journalism, public relations, and law. His father was a real estate attorney and, as a family, they believed in the value of a legal education, so Jason started UT Law School right out of undergrad. However, it was the years he spent as a child traveling to open houses with his mom, a real estate agent and designer, that proved to be his biggest influence. “I spent a decent amount of my youth moving furniture around our house to achieve different design aesthetics so Mom could see if she liked it,” Jason recalls, “Usually, I’d have to move the stuff right back to where it was.”

In 2002, Jason felt stymied in his legal role with Turner Broadcasting Co. in Atlanta. He, along with his wife, Kathryn, also missed Texas and decided to come back home. The question was, where should home be? Dallas is where the couple grew up, they went to college in Austin, and Jason’s mom moved to the Boerne area. They decided to settle in the Alamo City to start a family and, for Jason, a new career. In 2003, Jason walked through the door of Phyllis Browning Co., never expecting he was on the path to becoming one of the top luxury sales specialists in the history of the San Antonio-area.

Another notable characteristic that was recently brought to his attention by Jennifer Shemwell, CEO of Phyllis Browning Co., was his curiosity. “She told me she thought my curiosity made me a top producer,” Jason explained, “ and I realized what she meant- if you’re curious, you tend to be good with people. I’m very interested in what makes people tick and how that relates to their choices and how they live in a home. My curiosity also leads me to prepare like a crazy person. Assuming I don’t already know my client, I’ll try to figure out who they are before the appointment. Where’d they go to school? Where have they lived? What do they do for a career? What is their style? My curiosity leads me to be ultra-prepared for an appointment or a showing.”

Despite being proud to individually hold the all-time San Antonio-area record for highest average sales price, Jason humbly recognizes that it takes a team to get to the mountain top. “When I broke into the business at age 32, I was incredibly fortunate to fall in with a group of experienced, successful, kind Realtors who went out of their way to help me,” he says, “I’ve always remembered that and wanted to find a way to pay it forward. I truly enjoy helping and giving advice. I’ve known many agents with potential that would have been stars with the right guidance, so I decided to get into the star-making business.” In 2020, he founded Jason Glast Group with some of the brightest agents at Phyllis Browning Co., the collaboration of which has had record-setting results. With over $850 million career sales, two attorneys, and more than 80 combined years of luxury, residential, and ranch experience, Jason Glast Group is a sought after force to be reckoned with. As a team, they set the record for highest average sales price in the history of their market, and their numbers only continue to climb. They were recently ranked #1 in San Antonio, #25 in Texas, and #419 in the United States for medium-sized teams by Wall Street Journal Real Trends. “This business is never boring,” Jason says in appreciation of his work and his team, “Our clients aren’t the same by any means, so it’s not like we are just dealing with types who show up as guests at The White Lotus. We work with people from all over the world, people who were born rich, people who created their own wealth, people who like to be low profile and people who like to live loud and large. We work with pro athletes, CEOs, doctors, attorneys, bankers, and many other professions. I’m indebted to them for my career, so, really, when you think about it, they deserve the credit.”
